Gebruikers van de nieuwbouw komen er straks dagelijks langs als ze hun intrek in het gebouw hebben genomen: het binnenplein. Dit plein grenst ook aan studentencomplex De Bisschoppen en het kantoor van Stichting Utrecht Science Park. Hoe zorgen we ervoor dat de inrichting van deze buitenruimte naar ieders tevredenheid is?
De inrichting van het gezamenlijke binnenterrein van de HU nieuwbouw en van Stichting Studenten Huisvesting (SSH) wordt bepaald in overleg met de SSH, bewoners van De Bisschoppen, vertegenwoordigers van de UU en de HU, en het Utrecht Science Park. Samen hebben zij het Programma van Eisen opgesteld. “Iedereen heeft inbreng van wensen en ideeën kunnen doen. Daarna is afweging gemaakt of al deze eisen meegenomen konden worden”, vertelt projectmanager nieuwbouw Davy Demmers.
Verschillende functionaliteiten
“Advies- en ingenieursbureau Newae is aan de slag gegaan met het ontwerp en kwam met een aantal varianten. Hierin zaten alle ‘functies’, zoals ruimte voor verhuiswagens en de brandweer, een fietsenstalling en ook voorzieningen als groen en verlichting. De basisvariant betrof een ‘sobere’ versie en andere varianten boden extra voorzieningen waaronder zitplekken, aanvullende sfeerverlichting, plek voor ‘spel’ zoals bijvoorbeeld een groot schaakbord of een basketbalpaal.”
Auto is te gast
Marco van Renswoude van Newae licht verder toe: “Het ontwerp moet resulteren in een aangename en aantrekkelijke buitenruimte voor de bewoners, studenten, medewerkers en bezoekers van de locatie. Er moet efficiënt ruimte worden geboden aan iedereen die er arriveert, vertrekt, passeert, verblijft of bijvoorbeeld een pakket bezorgt. De auto is er te gast, het plein is bedoeld voor personen te voet of per fiets.” Het ontwerp moet er bovendien voor zorgen dat al deze activiteiten het woongenot van de bewoners van De Bisschoppen niet verstoren.
Weinig toeters en bellen
Jeroen van Es is een van die bewoners. Hij is lid van het kernteam Nieuwbouw. Onlangs was hij aanwezig bij een presentatie van het ontwerp van het binnenterrein. “We kregen meerdere ontwerpen te zien. Mijn voorkeur gaat uit naar de minst ingrijpende variant met de minste toeters en bellen. De voordeur van de bewoners ligt aan dit plein en het is lastig om op dit moment in te schatten hoe het personenverkeer gaat worden.”
Volgens Van Es is het voor de bewoners erg belangrijk dat er ruimte op het plein is voor een verhuiswagen en dat pakketdiensten er kunnen parkeren. “Ik heb alleen geen idee hoe andere bewoners over de inrichting van het plein denken. Ik was helaas de enige bewoner die bij de presentatie aanwezig was. Ik woon in de laagbouw en heb geen behoefte aan een hangplek voor de deur. Maar misschien denken mensen in de hoogbouw er anders over, dat weet ik niet.”
Momenteel verwerkt Newae de reacties vanuit het kernteam. Van Renswoude: “We kregen positieve reacties op het ontwerp. In de detaillering zijn nog enkele zaken aangepast, zoals de hoogtes van de randen rondom de plantvakken en de locaties waar zitgelegenheden worden gecreëerd. Medio januari 2018 is het definitieve ontwerp gereed.”

Local residents contributing to the layout of the courtyard
Occupants of the new building will pass it daily once they have moved into the building: the courtyard. This courtyard also adjoins De Bisschoppen student complex and the offices of Stichting Utrecht Science Park. How do we ensure that the layout of this outdoor space is to everyone’s satisfaction?
The layout of the common courtyard of the new building of HU University of Applied Sciences Utrecht and Stichting Studenten Huisvesting (SSH) is determined in consultation with the SSH, residents of De Bisschoppen, representatives of Utrecht University and HU University of Applied Sciences Utrecht and Utrecht Science Park. Together, they have drawn up the Terms of Reference. “Everyone has been able to contribute ideas and wishes. After that, it was considered whether all these requirements could be taken into account,” Davy Demmers, construction project manager, explains.
Different functionalities
“Newae, an engineering consultancy, started working on the design and produced a number of variants. This included all ‘functionalities’, such as space for removal vans and the fire brigade, a bicycle storage facility and other provisions such as green areas and lighting. The basic variant was a ‘plain’ version, whereas other variants offered extra facilities including sitting areas, additional mood lighting and playground elements such as a large chessboard or a basketball post.”
The car is a ‘guest’
Marco van Renswoude of Newae continues to explain: “The design should result in a pleasant and attractive outdoor space for residents, students, staff and visitors to the site. Space must be provided efficiently to everyone who arrives, leaves, passes, stays or, for example, delivers a parcel. The car is a ‘guest’, the plaza is meant for people travelling on foot or by bike.” The design must also ensure that all these activities do not disturb the pleasurable living conditions of the residents of De Bisschoppen.
Plain and simple
Jeroen van Es is one of those residents. He is a member of the Construction core team. He recently attended a presentation of the design of the courtyard. “We were shown multiple designs. My preference is for the least intrusive variant without all the trimmings. The front door of the residents is located on this plaza and it is difficult to assess right now how intensive the movement of persons is going to be.”
According to Van Es, it is very important for the residents that there is space in the plaza for a removal van and that delivery services can park there. “I just don’t have any idea how other residents think about the layout of the plaza. Unfortunately, I was the only resident present at the presentation. I live in the lower sections and the last thing I need is loitering youths in front of my door. Perhaps people on the higher floors think differently about it, I don’t know.”
Newae is currently processing the responses from the core team. Van Renswoude: “We received positive responses to the design. Some things have been adjusted in the detailing, such as the heights of the edges around the plant sections and the places where seating facilities are created. The final design will be ready mid-January 2018.”
